Encinitas Ranch South Mesa

Encinitas Ranch South Mesa is a 150-acre master-planned community located east of Interstate 5 and bordered by major local roads such as Quail Gardens Drive. The plan encompasses four residential subdivisions offering varied lot sizes, an elementary school, parks, and open space.

SB&O guided the project from conceptual planning to final engineering, producing master tentative maps, backbone infrastructure layouts, grading plans, and final subdivision maps. Environmental sensitivity was crucial, particularly near adjacent golf course and open-space areas. Survey services included boundary verification, aerial photogrammetry control, and extensive construction staking.
