Poinsettia Ridge in Encinitas, California, is a 3.9-acre mixed-use development with 120 luxury apartments, 3,000 square feet of commercial space, and a structured parking system. The site integrates convenience retail with a residential community. SB&O delivered civil engineering design for both rough and final grading, on-site sewer, water, and storm drain systems. Recognizing its hillside environment, the project needed a 750-foot keystone retaining wall and carefully planned finish floor elevations for subterranean parking ventilation. Survey services included topographic mapping, boundary verification, and construction staking.
