Mixed-Use Development
The Piemonte project is a 125-acre, 33-parcel, mixed-use development located between 4th Street and Concours, and Haven and Milliken Avenues, in the City of Ontario. The project was envisioned by the Ontario Redevelopment Agency and Panattoni Development Company to construct the new Ontario Events Center surrounded by supporting mixed-use development. Immediately adjacent the Events Center are a 217-room hotel site, a five-story office building and a three-story office building. The remainder of the project consists of two major chain retail stores, two five-story condominium buildings with retail on the first floor, and multiple retail sites and restaurants. SB&O was involved from project conception through construction; from preparing initial engineering feasibility studies, cost analysis and entitlement requirements, to design of 6,900 feet of new streets, 8,100 feet of new water mains, 4,500 feet of new sewer mains, 5,100 feet of storm drain, and 12,500 feet of new reclaimed water mains (5,900 feet of which was installed within existing high traffic streets), and finally, providing construction staking and construction support services.
- Design of one project-wide Water Quality Management Plan to cost effectively meet current water quality requirements.
- Opening of the Events Center was on an extremely tight schedule mandated by the City of Ontario.
- Creating an old downtown theme with narrow streets, pedestrian friendly walkways and gathering places, enhanced paving, angled parking, and live/work commercial and residential buildings.
- Realization of the City’s vision of the completed project under strict time constraints.
- Design of sewer, water, reclaimed water and storm drain within existing major streets.
